Cancellation policy
RESERVATIONS AND DEPOSIT
Akumal Direct Reservations accepts Visa, MasterCard and Discover. Payment can also be arranged at the check-in or by PayPal. Upon instruction from the client to confirm the reservation, payment must be processed within two days to maintain a legitimate reservation.

Reservations made less than 60 days prior to arrival will require full payment for final confirmation.

Reservations made more than 60 days prior to arrival will require payment of 50% of the total amount due and the balance due 60 days prior to arrival.

All VACATION reservations require payment in full by July 1 or at the time of booking to confirm.
Once your payment is processed, you will receive a confirmation voucher, driving instructions, arrival and check-in instructions via email.
RESERVATION CHANGE FEE
Changes made within 48 hours after confirmation will be free of charge. Any other or subsequent changes made after 48 hours of confirmation will be subject to a $25.00 USD reservation change fee. All changes must be made within the cancellation policies. This rate is non-refundable.
SECURITY DEPOSITS
Some of our properties require security deposits. Check the property's individual web page to see if a security deposit applies. The property manager will collect security deposits upon arrival. Please provide the deposit in cash or travelers’ checks.
Akumal Reservations Direct is a property rental agency. Akumal Direct portrays the properties as they are to the best of our ability and has no responsibility for the condition of the rental properties or problems arising therefrom. Akumal Direct is not responsible for any injuries, accidents, thefts or misfortunes that may occur to the client during their stay. Questions or complaints about reserved properties should be directed to the on-site property staff and/or property management.
DAMAGE WAIVER
An accidental damage plan is required and must be paid on the balance due date.
Damage includes accidental breakage or damage to property in excess of "normal wear and tear" which is considered a maximum of US$100.00 (depending on the property) and covers up to US$1000.00. All damages exceeding this amount will be claimed by the agency.
The guest agrees to return the property in the same condition as at the beginning of the rental period. In cases of abuse, negligence or malicious damage to the rental property, the Guest will reimburse the Agent and/or Owner for the amount of all damages, including excessive clean-up costs and reasonable attorney's fees.
CANCELLATION POLICIES
Cancellations are effective on the date written notification is received by email in our office. If a refund is applicable, payment of the refund will be processed within 4-6 weeks of the cancellation notice and will be in the form of a U.S. check or refund to a credit card account.
The following assessments will apply to cancellations:

Reservation cancellations where notice of cancellation is received 60 days or more prior to the arrival date will be assessed a cancellation fee of 5% of the total rental rate as stated on the confirmation document.

Reservation cancellations where notice of cancellation is received 60 days or less prior to the arrival date are not subject to refund and may forfeit 100% of the total charges as indicated on the confirmation document.

Cancellation of any vacation reservations for the holidays - Christmas, New Year's, Easter and Thanksgiving Week - will result in forfeiture of 100% of the total rental.

Some owners will authorize rescheduling or credit for a future stay. This is strictly up to the individual property owner and cannot be guaranteed.
Your reservation will not be subject to refund in the event of cancellation due to hurricane, natural disaster or other "acts of God".
